Our service continues, where other companies don´t carry on . Once the purchase contract is signed, our work begins. 

We are looking forward to welcoming you in to our EURIX Owner´s Club.  

For a small annual fee we offer you a wide range of services.  

We are your reliable partner when it comes to furnishing or decorating your property or getting the right craftsman. 

As a foreign investor, you might have difficulties with the German language. We translate all necessary documentation you might need for German authorities into German for you. This way you won´t get in trouble with the German tax authorities, banks and service providers. 

Overview of our services for EURIX owner´s club members

  • We take care of your correspondence - on your behalf we take care of any correspondence with German authorities and service providers.
  • We take care of any repair – In order to maintain the high quality of your property, we take care of any kind of repair. 
  • We take care of your furnishing and decoration – Our interior designer decorates and designs your property. The only thing you have to bring along is your suitcase; everything else will be prepared by us. 
  • We book your accommodation – We are happy to help you book your accommodation for your stay in Berlin.  
  • Do you need to rent a car? Don´t worry, we´ll find you the right car. Just contact us and get us to organise your trip. 
  • Last but not least, we will work out an individual investment plan for you.

Overview of our services:

1. Our Management service:

a. Supporting the Housing Management und close cooperation with them
b. If the Housing Management doesn´t work properly, we will find a capable substitution
c. Leading negotiations and renewing of Housing-Management contracts, if client requests it
d. Close coordination between Housing Management and investor
e. Representing the investor´s interests at owner´s meetings
f. Cooperation with the tenant Management
g. Putting our clients into contact with „short term let“-companies, if client requests it
h. Translation of any necessary documentation for German boards, institutions, service companies, etc.
i. Putting our clients in contact with service companies (banks, tax advisors, gas, electricity, water, etc.)
j. Monitoring money transfers
k. Authorisation of postal delivery
l. Help to reserve a hotel, airport pick-up, city tours, rent a car, etc.
m. To set up a trusted account, if required.

2. Our property service:

a. Monitoring and taking care and cleaning of the property communities
b. Routine survey of the common  property
c. Inspection visit during legal warranty period at new developments
d. Organizing property amendments (repairs, planting, constructional improvements), if necessary
e. Kitchen-planning
f. Helping with modification, reconstructions, etc.
g. scheduling and make dates

3. Our rental service:

a. Investigating whether a rental-increase is enforceable, for example through an analysis of the rental market, or through getting a rental report (extra fee)
b. Helping and negotiating with the tenant about rental increases, if necessary
c. refurbishment; if agreed; refurbishment, if required by client
d. Furnishing
e. Cleaning
f. Putting clients in contact with “short term”-rental companies

4. After sales service regarding financing the property:

a. Assistance when it comes to negotiations with financial institutions
b. Development of new financial concepts after ending of the fixed interest rate period
c. Monitoring financing
d. In case your bank asks for too high interest rates, etc., we consult you on finding the right bank with good mortgage-conditions

5. Our property-sales service:

Consulting and assistance when it comes to selling your property, if we receive an individual power of attorney
a. Preparation of sales calculation
b. Issuing appointments with real estate agents, or, if necessary helping at sales negotiations in order to sell the client´s property
c. Obtaining reports (an extra fee will be charged), if necessary

6. Our investor service:

a. Answering all questions when it comes to property-related questions (legal doubts, economic and tax-related questions) 
b. Correspondence with municipal authorities
