Sublease

If you want to sublease part of your apartment, perhaps due to financial circumstances, you want to sublease all or part of your apartment, bear in mind that you must first have our permission. If EURIX are the landlord, we must be kept informed who is currently renting the property and should be involved in any subleasing decision. Permission needs to requested by written application -  please fill in your name, address, number of your rental agreement as well as the name of the sub tenant.

In most cases, subleasing is not a problem, provided there aren’t too many people living in the property. However, due to the fact that subleasing a property creates more administrational work, we will need to charge a fee to carry out a sublease.

We recommend you to sign a written contract with your sub lessee. This contract must terminated at the same time as your main rental agreement. Normally, is it not possible for the sub lessee to take over the apartment once the rental agreement of the main tenant is finished. Bear in mind, that only you, as the main tenant, have an agreement with EURIX Verwaltung GmbH and are therefore will liable for any defects/damages in the apartment caused by the sub lessee. Leaving the property to a third party is an exception only permitted in special cases. Finally, we kindly ask you to inform us about any changes concerning your family status.


Rental debts
Your rental agreements tipluates that your rent has to be transferred in advance,  on the third working of each month. Legal regulations allow the owner to terminate the rental agreement if payments are missed. meaning that a tenant may face eviction.
Some of our tenants may be struggling to pay their rent and we are willing to help. Our intention is for you to keep your living space - You may need to get in contact with the social services department and ask for help. If such a situation arises,  it is important to contact us so we can try to help you.

Damages to your apartment?

Whenever you detect any damages to your apartment, the building or common areas, please contact us immediately. You can either send us an email or fill out the form on this website. For any incident, a form must be completed, in order that we can commission the right company to fix it. Please fill out your name,  address,  phone number (private and/or business),  apartment number and a description of the damage. If it is a matter of urgency, don´t hesitate to call us directly and we will deal with the problem as soon as possible. Once we have receive your completed form, we will commission a tradesperson, who will contact you as soon as possible. In order to that your can be fixed in a timely fashion, please make sure home at the agreed time to allow the tradesperson access.


Structural changes of your property: What you need to have in mind


For any rennovation or refurbishment of your rented property, you must send us a written application and receive our written permission before any work commences. Some proposed work may also require you to apply for permission from the local building authority.

In many cases, we will accept the proposed work, provided that certain conditions are agreed. For example, all costs for the work will be normally need to be paid by the tenant. If you are requesting a complex refurbishment,  we recommend talking to our staff about it first. If needed, we can recommend different companies that we have a good working history with to do the work. Bear in mind that changes to the property may have to be redone when a tennant moves out.  This must be establsihed between Eurix Verwaltung GmbH and the tenant before any work begins.

You must keep us informed about any work you are considering. You also need to be mindful that works do not occur after hours and make sure that construction waste is disposed of according to regulations.


Which costs are included in my rent?

The rent of your apartment consists of Base rent, Cold running costs, and Warm running costs.
 
Cold running costs

These can include irrigation and drainage, property tax, street cleaning, garbage disposal, community cleaning, garden maintenance, chimney cleaning, illumination of community and stairway, lift costs, etc.

Warm running costs

These can include heating costs and hot water.
Heating costs are assessed by means of a heat cost allocator to measure your individual consumption.
Hot water costs will be adjusted to your individual usage.

Your rental agreement will establish which running costs are applicable, and will also be subject to your current jurisdiction. These costs must be made in advance along with your rental payments throughout the year. At the end of your rental, you may either receive a back-payment or be required to make an additional final payment depending on the final calculation of your useage costs.

Gardens of rented properties

Many tenants are unsure of how they may use the garden of a rented property. While use of gardens is for free and included in the rental of the property,  costs for irrigating the garden will be normally paid by the tenant.
