After Sales Service
Our services are divided into two sections:
1. Eurix Management service
We offer:
a. Ongoing consultation with a Property's Housing Management on your behalf
b. If the Housing Management is ineffective, we can find a appropriate substitution
c. Leading the negotiations and renewal of Housing-Management contracts as needed
d. Assisting communication between Investor and the Housing Management
e. Representing the investor´s interests at owner´s meetings
f. Ongoing consultation with tenancy Management
g. Making contact with short term letting companies, if requested
h. Translation of any necessary documentation for German authortiies and utility companies
i. Putting our clients in contact with utility companies (banks, tax advisors, gas, electricity, water, etc.)
j. Monitoring money transfers if requested
k. Authorisation and/or assistance with postal delivery
l. Hotel reservation, airport pick-up, city tours, rental cars
m. Assistance with setting up a trust account, if required.
2. Eurix Property service
We offer:
a. Property monitoring, maintenance and cleaning
b. Routine survey of Property common areas
c. Inspections during the legal warranty period for new developments
d. Organising property improvements, repairs, tree planting, as required
e. Kitchen-planning
f. Coordination of modifications and reconstructions
g. Scheduling and planning
3. Rental service:
We offer:
a. Investigating whether a rental-increase is enforceable, for example through an analysis of the rental market, or through getting a rental report (extra fee)
b. Helping and negotiating with the tenant about rental increases, if necessary
c. refurbishment; if agreed; refurbishment, if required by client
d. Furnishing
e. Cleaning
f. Putting clients in contact with short term rental companies
4. After sales service regarding financing the property
We offer:
a. Assistance when it comes to negotiations with financial institutions
b. Development of new financial concepts after ending of the fixed interest rate period
c. Monitoring financing
d. In case your bank asks for unacceptable interest rates, we can help you find the right bank with appropriate mortgage conditions
5. Our property-sales service
We offer:
Advice and assistance when it comes to selling your property, if we receive an individual power of attorney
a. Preparation of sales calculation
b. Issuing appointments with real estate agents, or, if necessary helping at sales negotiations in order to sell the client´s property
c. Obtaining reports (an extra fee will be charged), if necessary
6. Our investor service
We offer:
a. Answers and expert advicel with all property-related questions (legal doubts, economic and tax-related questions)
b. Correspondance with municipal authorities
